How much do I need to invest to qualify for permanent residency?

The Cyprus permanent residency programme is based on a qualifying property purchase, with a threshold set by law and additional requirements around income and the property being new-build. We'll confirm the exact current figures for your situation before you commit to anything — and no property is presented to you that wouldn't qualify.

Do I have to live in Cyprus to keep my residency?

No. Permanent residency doesn't require you to relocate. There is a minimum visit requirement to keep the status active, which is modest and easy to plan around — many of our buyers spend a few weeks a year here and nothing more.

How long does the whole process take?

Typically two to six months from reservation to approval, depending on how quickly documents come together on your side. The property purchase and residency application run in parallel, not one after the other, which is what keeps it short.

Does my family get residency too?

Yes. A single qualifying purchase covers you, your spouse, and dependent children. Parents may be included under certain conditions. One application, one investment, one family.

Can I rent the property out?

Yes, and many of our buyers do. Our team handles listings, guests, maintenance and the accounting if you'd rather not think about it. Note that rental income doesn't count toward the income requirement for residency, so we plan those two things separately.

What if I can't visit Cyprus in person?

Not a problem. We do full video viewings, and the purchase can be completed remotely through a power of attorney arranged by our lawyers. Plenty of our buyers see their home in person for the first time when they collect the keys.

What are the ongoing costs of owning here?

Municipal taxes, communal fees for developments with shared facilities, utilities, and insurance. Cyprus is notably light on annual property tax compared with most of Europe. We give you a full projected cost breakdown per property before you decide.

Can I sell later, and what happens to my residency?

You can sell. Residency is tied to holding a qualifying investment, so if you sell you'd typically need to reinvest in another qualifying property to maintain the status. We'll walk you through the options well before you get to that point.
